We are actively involved in the real estate business, so we always have a list of potential sellers who don't have their homes listed yet on the MLS system. Instead of just looking at houses listed on the MLS website, we look in our own database too!

When it comes to market value, we as agents know what houses are listed at and what they actually sell for, whereas you the buyer only have access to the asking price.  Most houses sell for less than the list price, some for much less. Knowing only the list price gives you a false sense of the value of the house you are interested in. We can save you thousands!
