WHAT HAPPENS AFTER YOU HAVE ACCEPTED AN OFFER |
| The conditions of the offer have to be met |
In most offers, the buyer has put in a condition for a home inspection. Their home inspector will need approximately 3 hours in your home with the buyer as he carries out a very thorough inspection of your entire house from roof to basement. It is best done without your being home, so that they can all speak freely and the inspector can point out maintenance tips as he goes along. Your home should be prepared as it was for showings.
In most cases, the bank or lending institution that is to provide the financing for the buyer will have an evaluator go through the house. This usually takes less than an hour and, again, your home should be prepared as it was for showings. |
| Once the conditions of the offer have been met |
We receive a document from the buyer's agent that tells us that the conditions have been fulfilled. We get a copy to you for your signature. Your home is then unconditionally sold and both you and the buyer are bound by its terms. Any changes can only be made by mutual consent. |
This is the point at which you should have your lawyer chosen and ready to go to work for you. We are happy to help with this. We send your lawyer a copy of The Agreement of Purchase and Sale and all relevant documents. |

| A sold sign is put up in front of your home, the lock box is removed and your home life returns to normal. |
| We send you some material that will help you through the whole process of moving. |
| Approximately 3 weeks after the sale of your home, we remove any signs. |
| If we did not work with you on the purchase of your new home, we will ask you for your new address so that we can keep in touch. |

CLOSING THE DEAL AND MOVING |
| Show your lawyer the agreement |
| A copy of the signed Agreement of Purchase and Sale is sent to your lawyer, who will examine any conditions of sale and note the closing date. |
| All the conditions of your agreement are met |
| Before closing, all conditions in the Offer to Purchase must be satisfied by the stated dates. We will take care of that. You just need to keep your home in top shape for the building inspection and the appraisal. |
| The buyer’s lawyer and lender may ask for it. It shows the boundaries of your property for registering title. |
| Your lawyer will contact the buyer’s lawyer |
| Your lawyer will work with the buyer’s lawyer to prepare the new deed and all the necessary paperwork for the transfer of title to the buyer. |
| It’s up to you to make arrangements for final metre readings and payments of utilities at your old home and to begin service at your new home. Now is also the time to make arrangements for moving. |
| Your lawyer will review the Statement of Adjustments, which will confirm the selling price and the amount you will receive on closing. You will need to go to your lawyer’s office to sign the new deed and give him the keys. |
